Listed below are the fees that will become payable by all tenants whilst you are renting a property through Brittons Lettings.
All fees include VAT at the current rate of 20%
Once you have viewed a property and have decided that you wish to apply for one of our properties the following fees and charges will become payable during the whole process:
Reserving a Property: £325 (Non refundable)
This reserves the property for 7 days whilst references and credit searches are being obtained for up to 2 persons. However, if applicants unduly delay supplying any information requested by the referencing company or fail the referencing process for any reason then the property will be re-offered to other applicants and is non-refundable.
Additional tenant references: £75 per person (Non refundable)
Guarantors referencing fee: £75 per person (Non refundable)
Permitted Occupier Fee: £75 per person (Non refundable)
Check in fee & preparation of Tenancy Agreement: Free of charge
You will be required to pay the following sums 5 working days before moving in:
1 month's rent in advance
The security deposit
Amendments to the Tenancy Agreement: £75 (Tenant's Share)
Extension/renewal of Tenancy Agreement: £75 (Tenant's Share)
A security deposit is required amounting to 1½ times the monthly rent.
If you have any pets, a larger security deposit amounting to 2 times the monthly rent will be required.
Your security deposit will be protected by Brittons Lettings or the landlord via a government approved tenancy deposit scheme.
Within 30 days of paying your deposit Brittons Lettings or your landlord will advise you of the details of the scheme.
All rent must be paid in advance by standing order.
All payments should be made 3 days prior to your rent due date to allow for clearance.
Checking out fee: £50
Subsequent visits: £50
Future landlords reference: £35
Late payment of rent admin fee: £25 (per incident)
Debit card payment admin fee*: £15 (per transaction)
* (If you fail to set up a standing order mandate)
All reservation fees and deposits and the first months rent must be paid by debit or credit card, bankers draft or building society cheque.
"Iâ€™ve used Brittonâ€™s monthly management scheme for all my properties over a number of years. Away from home and travelling, I find their services meet my requirements ideally. If urgent maintenance work is required it can be undertaken on my behalf with or without reference to me swiftly and professionally. Annual services like gas meter checks are programed in to be undertaken and not overlooked. Periodic maintenance checks ensure my properties are kept in shape as required by the Tenants Agreement. For new tenants Brittonâ€™s offer a screening service against all new applicants removing any worries and I find this by far the quickest and easiest way to get the right tenants in when a property becomes vacant. The charges and monthly feeâ€™s arenâ€™t too onerous and for the peace of mind the system makes it all worthwhile."
