Landlords Information and Fees
Brittons Lettings offer their landlords 3 levels of service - Gold, Silver & Bronze
However, we are always happy to arrange a bespoke property management contract to meet a landlord’s specific requirements. Just contact our Lettings Manager for further details.
 
We highly recommend that landlords reference all tenants who will be listed in the tenancy.  Due to the ‘Tenants Fees Act 2019’ landlords and agents are no longer able to charge tenants for this service, previously tenants have paid for their own references.  The Act has prohibited landlords/agents charging fees to tenants unless they are in breach of the tenancy agreement or the tenancy is changed at the tenant’s request, i.e. change of tenant, etc, not a tenancy renewal.  For more information you may find the following link helpful: https://www.gov.uk/government/publications/tenant-fees-act-2019-guidance.
The charge to reference 2 applicants is £100.

Gold Service – Full Management
Our Full Management contract is the most popular service amongst all our landlords. This is a comprehensive ‘hands free’ service offering as much peace of mind as possible for a landlord, knowing that their property is in safe hands. This service minimizes the hassle of being a landlord as we take care of everything from start to finish leaving the landlords time to enjoy themselves.
Setting up fee: £475 
Management Services:  12% of the rent( 10% + vat) Example - Rental income of £575pcm would calculate to £69.00pcm management charge.
All prices shown include VAT at 20%
The Gold Service includes the following: 
§  Marketing your property and finding a suitable tenant
§  Negotiate terms between you as a landlord and the prospective tenant
§  Arrange a suitable moving in date for you and the tenant
§  Prepare and execute your new tenancy agreement (electronic PDF copy only)
§  Prepare and supply an Inventory & Schedule of condition (electronic PDF copy only)
§  Collect and register the tenants’ deposit
§  Collect the first month’s rent
§  Subsequent collection of rent and accounting to you
§  Regular property inspections and reporting to you on the condition of the property
§  Responding to all maintenance issues reported by the tenant or discovered by the property inspections
§  24/7 Emergency maintenance service
§  Advising on and assisting with legal aspects of letting your property
§  Final administration when the end of the tenancy occurs

Silver Service – Let & Collect
The Let & Collect service is designed for the Landlord who has the time and expertise to manage the maintenance of their property, but requires Brittons to introduce and source a suitable tenant and just collect the rent.
Setting up fee: £475 including VAT
Management Services: 9.6% of the rent( 8% + vat) Example - Rental income of £575pcm would calculate to £55.20pcm management charge.
All prices shown include VAT at 20%

§  Marketing your property and finding a suitable tenant
§  Negotiate terms between you as a landlord and the prospective tenant
§  Arrange a suitable moving in date for you and the tenant
§  Prepare and execute your new tenancy agreement (electronic PDF copy only)
§  Prepare and supply an Inventory & Schedule of condition (electronic PDF copy only)
§  Collect and register the tenants’ deposit
§  Collect the first month’s rent
§  Subsequent collection of rent and accounting to you

Bronze Service - Introduction Only
Our Introduction Only service is for a landlord that has a wealth of knowledge in letting a property and therefore requires minimal involvement from a managing agent, other than introducing and sourcing a suitable tenant and preparing legal documents.  Please note, if you agree during the application/referencing process to accept bulk rental payment in advance, i.e. 6 months rent in advance, this service will not apply and will automatically default to the Silver Service – Let & Collect.
Setting up fee: £475 including VAT
All prices shown include VAT at 20%
The Bronze Service includes the following:
§  Marketing your property and finding a suitable tenant
§  Negotiate terms between you as a landlord and the prospective tenant
§  Arrange a suitable moving in date for you and the tenant
§  Prepare and execute your new tenancy agreement
§  Collect the tenants’ deposit and then handing over to you to register
§  Collect the first month’s rent and deduct our fees

Designed Especially for you - the Landlord

"We cannot sing the praises of Britton's highly enough! Estate Agents are a group of people who have a certain negative, urban-legend type reputation and I must say that we have sometimes had experiences that would not disagree with that. HOWEVER, Britton's are the absolute polar opposite, with every person on the team being helpful, friendly, professional and efficient. Six years ago they marketed the house we have just sold - and as purchasers, at that stage, we were delighted and surprised with the friendly and highly professional service they provided. Then we found that it was necessary to move again, and we requested the recommended 3-4 different valuations, including from Britton's. The others gave unrealistically low valuations for our property, given the amount we had spent to improve it. Then Damian from Britton's came and gave a valuation that was exactly what we had thought our house would be worth. In just less than three weeks, and after a couple of other viewings, a buyer was found and we accepted their offer of the full asking price. Viewings are conducted by members of Britton's staff, and I had wondered if this was a good idea as we knew all the details of the property. However my concerns were completely unfounded. Chris or Jodi came to conduct the viewings, and they both completely familiarised themselves with every detail that we had provided. They were so friendly and helpful, and really made the viewings a pleasure, rather than being stressful. Unfortunately the purchase of our new house was less than smooth for a variety of reasons that had nothing to do with Britton's. Although they were not directly involved (If ONLY they had been, the problems would not have arisen!) this was where we then found an entirely new level of "above and beyond the call of duty" service from Britton's. Melanie, Emma, Chris and Jodi were all absolutely wonderful in their support and advice.
