Brittons Lettings offer their landlords 3 levels of service - Gold, Silver & Bronze

However, we are always happy to arrange a bespoke property management contract to meet a landlord’s specific requirements. Just contact our Lettings Manager for further details.

Gold Service – Full Management

Our Full Management contract is the most popular service amongst all our landlords. This is a comprehensive ‘hands free’ service offering as much peace of mind as possible for a landlord, knowing that their property is in safe hands. This service minimizes the hassle of being a landlord as we take care of everything from start to finish leaving the landlords time to enjoy themselves.

Setting up fee: £475 

Management Services:  12% of the rent 

All prices shown include VAT at 20%

The Gold Service includes the following: 

  • Marketing your property and finding a suitable tenant
  • Negotiate terms between you as a landlord and the prospective tenant
  • Fully reference applicants to confirm their suitability and carry out credit checks
  • Arrange a suitable moving in date for you and the tenant
  • Prepare and execute your new tenancy agreement
  • Prepare and supply an Inventory & Schedule of condition
  • Collect and register the tenants deposit
  • Collect the first months rent
  • Checking tenants into the property
  • Subsequent collection of rent and accounting to you
  • Regular property inspections & reporting to you on the condition of the property
  • Responding to all maintenance issues reported by the tenant or discovered by the property inspections
  • 24/7 Emergency maintenance service
  • Advising on and assisting with legal aspects of letting your property
  • Negotiating tenancy renewals & rental price increases
  • Check out inspection & report
  • Final administration when the end of the tenancy occurs

Silver Service – Let & Collect

The Let & Collect service is designed for the Landlord who has the time and expertise to manage the maintenance of their property, but requires Brittons to introduce and source a suitable tenant and just collect the rent.

Setting up fee: £475 including VAT

Management Services: 9.6% of the rent

All prices shown include VAT at 20%

The Silver Service includes the following:

  • Marketing your property and finding a suitable tenant
  • Negotiate terms between you as a landlord and the prospective tenant
  • Fully reference applicants to confirm their suitability and carry out credit checks
  • Arrange a suitable moving in date for you and the tenant
  • Prepare and execute your new tenancy agreement
  • Prepare and supply an Inventory & Schedule of condition
  • Collect and register the tenants’ deposit
  • Collect the first months rent
  • Checking tenants into the property
  • Subsequent collection of rent and accounting to you

Bronze Service - Introduction Only

Our Introduction Only service is for a landlord that has a wealth of knowledge in letting a property and therefore requires minimal involvement from a managing agent, other than introducing and sourcing a suitable tenant.

Setting up fee: £475 including VAT

All prices shown include VAT at 20%

The Bronze Service includes the following:

  • Marketing your property and finding a suitable tenant
  • Negotiate terms between you as a landlord and the prospective tenant
  • Fully reference applicants to confirm their suitability and carry out credit checks
  • Arrange a suitable moving in date for you and the tenant
  • Prepare and execute your new tenancy agreement
  • Prepare and supply an Inventory & Schedule of condition
  • Collect the tenants’ deposit and then handing over to you to register
  • Collect the first months rent and deduct our fees
  • Checking tenants into the property

Bespoke Service

Designed Especially for you - the Landlord

Our Bespoke Service can be tailored to suit each individual landlord to their specific needs and requirements. Contact our Lettings Manager direct to discuss this service in detail.

Additional Services – Fee Schedule

All prices shown include VAT at 20% where possible

Project Management for any major works exceeding £250: 15% + VAT
Specific request by the client for the agent to visit the property: £50  
Processing Insurance Claims (Based on value of claim): 15% + VAT
Serving Notices (ie: Sections 8, or 13 or 21): £100  

Providing Documentation to clients solicitors for either

   

(1) Possession Order:

(2) Rent Arrears Court Proceedings

Court appearance by Brittons representative (Cost per hour or part thereof):

£90  
Court fees for all court proceedings: At cost (TBA)

Shopping Fee when agent is requested to purchase goods on behalf of client:

£42+ cost of goods
Arranging Annual Gas Safety certificate* (see below): £20+  Contractor's invoice
Arranging Electrical Test & Inspection* (see below): £20+ Contractor's invoice
Cost for agent to arrange for cutting extra keys: £12+ Cost of keys

End of Tenancy deposit dispute resolution and arrange submission of report and responding to dispute with TDS* (see below):
