Should you be using a full management package for your rental property?

With the first phase of the Renters' Rights Act coming into effect on 1 May, we're getting an increased number of questions in from self-managing landlords. Some questions are about the new legislation. Others are questions about tenancy management.

Let's be clear, the legislation allows no room for not knowing what your responsibilities are as a landlord, or for not meeting them. The introduction of a landlord database and PRS Landlord Ombudman will increase visibility and routes to redress for tenants. And the fines for getting getting it wrong are hefty: as a landlord you can be fined £7,000 for a breach of the Renters' Rights Act and £40,000 or criminal prosecution for a serious offence.
