Renters' Rights Information Sheet: What Must Landlords Do Now?

The UK Government today released the Information Sheet that tenants must be provided with relating to the introduction of the Renters’ Rights Act. 

With the first phase of the new legislation coming into effect on 1 May 2026, tenants currently on an assured or assured shorthold tenancy within the private rented sector must each receive a copy of the Information Sheet by 31 May 2026.

But who's responsibility is it to ensure that tenants receive this? The Government? Landlords? Or their letting agents?

Although the Government has devised the new legislation, created the Information Sheet and decided who needs to receive it and how, they are not responsible for the actual process of serving it to tenants. This comes down to either the landlord or their appointed letting agent. 

For landlords who use a FULL MANAGEMENT service the answer is clear: it's down to the letting agent to serve the Information Sheet. If you're using our Full Management service at Brittons Lettings, you can rest assured that we have this in hand. We're not only set to serve the leaflet in the right way and within the timeframe, but also to ensure there are records in place. Moreover, unlike some other agents, we will not be charging our managed landlords for this. In our opinion, you've pay us to look after your tenancies with your monthly fee - it's our business to keep you compliant - and this is part of our duties.

Landlords who have signed up to a LET ONLY or RENT & COLLECT service are responsible for serving the Information Sheet in the right way themselves. The leaflet must be accessed directly from the Government's website and provided to each named tenant by 31 May 2026. The paper-based version can be posted or handed to the tenant or the PDF can be emailed or texted.

Failure to comply with these requirements in any way could result in a £7,000 fine (the equivalent of 63 months' full management fees basd on a current average West Norfolk rent). This is only the tip of new obligations for landlords under the Renters' Rights Act, with a landlord portal also currently under construction, making landlords' compliance more visible than ever.
