The UK Government has announced its plans for the rollout of its Private Rented Sector Database under Phase 2 of the Renters’ Rights Act 2025.
A regional rollout of registrations, via the Register Your Rental Property service, will begin on 15 December 2026 for landlords with property in the West Midlands.
The East of England will follow close behind with registration open from 15 January 2027. Landlords with property in King's Lynn and West Norfolk will have until 14 April 2027 to sign up to the database.
It’s anticipated that scheme will take until 14 November 2027 to be fully established throughout England, at which point all landlords actively letting property will need to be registered or risk a fine.
All landlords will need to provide details of each of their privately rented properties. They will also need to upload evidence of current electrical gas, safety and energy performance certificates. Registration will be mandatory and will cost £65 per property per year.
In the second stage of implementation, tenants will have access to limited information on the database to be able to see if a property meets key legislative requirements. A registration number will need to be added to all property listings.
