From 27 December 2025, local authorities are being given new powers over the private rented sector as a first step in the implementation of the Renters' Rights Act.

Until the majority of the Act comes into effect increased enforcement will apply to current legislation, but by the end of the year local councils will be able to request a range of documents from landlords to ensure that their tenancies are compiant. For West Norfolk landlords, this includes: 
  • Tenancy Agreements
  • Deposit Protection Certificates and Prescribed Information
  • Right to Rent Check records
  • Gas safety and EICR documents
  • Energy Performance Certificates
  • Any legal notices served
  • Repair and maintenance records
This can relate to any tenancy in the landlord's portfolio in the previous 12 months.

The Government has released a new awareness campaign for landlords who can also sign up to receive the latest updates around the new legislation, but we're also doing our bit to make sure our landlords are prepared for the coming changes, which largely take effect from 1 May 2026.
