Changes to EPC Assessments: What Does the Introduction of RdSAP 10 Mean For Landlords?

From 15 June, changes were made to the way EPC assessments can be carried out. The introduction of RdSAP 10 – an update to the methodology used to assess the energy performance of domestic homes – is the most significant change for more than a decade and is expected to improve the accuracy of Energy Performance Certificates (EPCs) to make them more robust and meaningful. 

 

Until this point, assessments have been based on assumptions around construction and occupation in calculating the energy efficiency rating. The new RdSAP 10 process will collect and record specific information about a property, including types of glazing and their condition, heating system efficiency based on manufacturer’s data and the presence of smart meters and heat controls. However, evidence will need to be provided for home improvements such as added insulation and new windows to be reflected in the assessment.

 

RdSAP 10 will also adjust how heat loss is calculated, which could have a positive impact on the ratings for flats and mid-terrace properties which were previously disadvantaged by assumptions. 

 

With the Government’s proposal to upgrade minimum efficiency standards (MEES) to at least a C-rating for properties within the private rented sector from 2030, ensuring any updated EPC assessments are as accurate as possible could have a significant impact on the requirements placed on a landlord to meet these standards.

 

Although new EPC certificates are valid for 10 years, landlords should be mindful of the need to provide evidence to benefit from these more accurate assessments. Ensure that all documents relating to glazing, insulation and heating systems are kept up-to-date and available when needed.
