Average rent for semi-detached property hits £1,000 pcm for first time in King's Lynn and West Norfolk
The average rent for semi-detached property hit £1,000 pcm for the first time in King's Lynn and West Norfolk, according to data released by the Office for National Statistics today.
Across the board, rents in the area have seen a marginal adjustment to the year-on-year increase to 4.4% (previously 4.5%) and with an average rental price for the area of £938 pcm, significantly lower than the national average of £1,388 pcm, making our region more affordable to renters than many other locations around the UK.
However, the 4.4% increase continues to compare favourably with the average increase for England which currently sits at 3.3% and also in comparison to the increase in sale prices in the area which has been reported at a 2.8% year-on-year increase between May 2025 and May 2026, resulting in more favourable yields for those investing in the local market. With only a minor drop in year-on-year rent increases, the market also remains stable, which is a reassurance for landlords looking for a long-term investment.
Although prices for individual properties will vary based on specific location, amenities, the condition of the property and demand, if you're a landlodrd it's particularly important to understand local market trends when it comes to determining the value of your own property or portfolio. With Renters' Rights Act legislation determining that prices must be fair in comparison to the local market and preventing offers on new listings from being accepted over the marketed price, failing to understand the market could cost dearly. Meanwhile, as a tenant it helps to know how the local market is performing to predict how your rent could increase year-on-year whether you choose to stay in. your current property or if you decide to move on.
