Brittons Lettings offer landlords 3 levels of service - Gold, Silver & Bronze
 
However, we are always happy to arrange a bespoke property management contract to meet a landlord’s specific requirements. Just contact our Lettings Manager for further details .
 
We highly recommend that landlords reference all tenants who will be listed in the tenancy. Due to the  ‘Tenant Fee Act 2019’ landlords and agents are no longer able to charge tenants for this service, when previously tenants have paid for their own references. The Act has prohibited landlords/agents charging fees to tenants unless they are in breach of the tenancy agreement or the tenancy is changed at the tenant’s request, i.e. change of tenant, etc, not a tenancy renewal.  For more information, you may find the following link helpful www.gov.uk/government/publications/tenant-fees-act-2019-guidance 

 
 
Gold Service - Fully Managed Tenancy
 

Our Fully Managed Tenancy contract is the most popular level of service amongst all our landlords. This is a comprehensive ‘hands free’ service offering as much peace of mind as possible for a landlord, knowing that the tenancy is in reliable hands. This service minimizes the hassle of being a landlord as we can take care of everything from start to finish leaving our landlords time to enjoy themselves.
 
The Gold Service includes the following:

  • Marketing your property and finding a suitable tenant
  • Negotiating terms between you as a landlord and the prospective tenant
  • Arranging a suitable moving in date for you and the tenant
  • Preparing and executing your new tenancy agreement (electronic PDF copy only)
  • Preparing and supplying an Inventory & Schedule of condition (electronic PDF copy only)
  • Collection and registration of the tenants’ deposit
  • Collection of the first month’s rent
  • Subsequent collection of rent and accounting to you
  • Regular property inspections and reporting to you on the condition of the property
  • Responding to all routine maintenance issues reported by the tenant or discovered by the property inspections.
  • 24/7 Emergency call out service
  • Advice on and assistance with legal aspects of letting your property
  • Final administration when the end of the tenancy occurs (this does not include deposit disputes, see additional services)
 

Silver Service - Let & Collect Tenancy

The Let & Collect service is designed for the Landlord who has the time and expertise to manage the maintenance of their property, but requires Brittons to introduce and source a suitable tenant and complete all aspects of accounting for the tenancy.
 
The Silver Service includes the following:

 
  • Marketing your property and finding a suitable tenant
  • Negotiating terms between you as a landlord and the prospective tenant
  • Arranging a suitable moving in date for you and the tenant
  • Preparing and executing your new tenancy agreement (electronic PDF copy only)
  • Preparing and supplying an Inventory & Schedule of condition (electronic PDF copy only)
  • Collection and registration of the tenants deposit
  • Collection of the first month’s rent
  • Subsequent collection of rent and accounting to you
 

Bronze Service - Introduction Only Contract

Our Introduction Only service is for the landlord that has a wealth of knowledge in letting a property and therefore requires minimal involvement from a managing agent, other than introducing  a suitable tenant and preparing the legal documents. Please note if you agree during the application/referencing process to accept bulk rental payment is advance i.e. 6 months’ rent in advance, this service will not apply and will automatically de-fault to the Silver Service– Let & Collect.

 
The Bronze Service includes the following:
 
  • Marketing your property and finding a suitable tenant
  • Negotiating terms between you as a landlord and the prospective tenant
  • Arranging a suitable moving in date for you and the tenant
  • Preparing and executing your new tenancy agreement (electronic PDF copy only)
  • Collection of the tenants’ deposit and then handing over to you to register
  • Collection of the first month’s rent and deduction of our fees

Additional fees are payable for Serving Notices, Court Fees, Court Attendance and any additional Eviction Costs. This list of additional costs is not exhaustive so please contact the Lettings Manager to discuss any additional services and their costs.
