Guidance on Carbon Monoxide and Smoke Alarms Regulations in England - coming into effect on 1 October

SMOKE AND CARBON MONOXIDE ALARM (AMENDMENT) REGULATIONS 2022 GUIDANCE

The House of Commons and the House of Lords approved the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 on 27 June 2022, so it is now law, and the Regulations will come into force on 1 October 2022.

Landlords in England need to make sure all the properties are compliant with the requirements in the Regulations from 1st October 2022. The new Regulations mean:

•             All landlords must ensure a carbon monoxide alarm is provided in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).

•             All landlords will be legally obligated to ensure smoke alarms and carbon monoxide alarms are repaired or replaced once they are informed and the alarms are found to be faulty.

Any landlord found to be in breach could be fined up to £5,000. If you wish to view the full guidance please click on the following link; Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022: guidance for landlords and tenants - GOV.UK (www.gov.uk)
